A ranch subdivision street in Gresham under flat winter skies

Gresham is the metro's third-largest city and sits at the mouth of the Columbia Gorge, which is the detail that drives its water problems. When the Gorge outflow turns cold, Gresham freezes harder and longer than the west side, and the supply lines in crawlspaces and exterior walls are what break.

The buildings

The houses run from post-war ranches in the older core through the seventies and eighties subdivisions, to newer builds climbing the hillsides toward the east. Crawlspaces are common, and they're where freeze damage and seasonal groundwater both show up.

The water

Freeze breaks during east-wind events are the signature call. The rest of the year it's the usual list plus flatland drainage: low spots hold water in the wet season, and crawlspaces without good vapor barriers stay damp until July. Johnson Creek runs through town on its way to the Willamette, and its corridor floods here too.

The callback

Say whether the water came from weather or plumbing. A crawlspace that took on groundwater in December and a burst supply line during a freeze look similar on the phone but scope differently.

Coverage

The older grid near downtown, the subdivisions north and east, the hillside pockets, and the creek-adjacent properties.
