Older wood-frame houses along a wet North Portland street

North Portland is the peninsula's older grid: St. Johns and Cathedral Park at the top, Kenton and Portsmouth through the middle, Arbor Lodge and Overlook closer in. The housing is early-century wood-frame with real basements, much of it built before modern drainage, and the flat ground near the Columbia slough areas has always held water.

The buildings

Basements are the norm here, not the exception, and that changes the loss pattern: water that would soak a slab edge elsewhere goes straight into a finished or semi-finished lower level. Original clay laterals still serve plenty of these houses, and the big street trees that make the neighborhoods what they are send roots into them.

The water

Peninsula basements see the combination: groundwater that rises in the wet months, sewer laterals that back up when roots or the shared line say so, and supply plumbing old enough to let go without warning. Kenton and the blocks near the slough corridors sit on ground that doesn't drain fast.

The callback

Tell the crew which neighborhood and whether the basement is finished. A St. Johns basement with paneling and carpet is a different job from an Arbor Lodge crawlspace, and the crew covering the peninsula asks that first.

Coverage

St. Johns, Cathedral Park, Kenton, Portsmouth, Arbor Lodge, Overlook, Piedmont, University Park, and the rest of the peninsula down to the Fremont bridge landing.
