Mold remediation
Portland grows mold the way other cities grow lawns. The wet season runs October to May, vented crawlspaces stay damp under half the houses, and midcentury homes send bathroom fans into the attic where the moisture condenses on the underside of the roof deck. Most mold calls here are really moisture calls wearing a different name.
The order that matters
Removal before the moisture source is fixed is money spent twice. A remediation crew starts by finding where the water comes from: a slow supply leak, a crawlspace with no vapor barrier, condensation in the attic, or a roof that's been letting in a little water for a long time. The scope covers the mold and the condition feeding it, or it covers nothing that lasts.
What the work looks like
- Containment of the affected area so spores don't migrate during removal
- Removal of contaminated porous material, or cleaning of surfaces that can be saved
- HEPA air filtration during the work
- Moisture-source correction or coordination with whoever fixes it
- Post-work verification that the area is clean and dry
The cost conversation
Small, contained areas price differently from a whole crawlspace or an attic deck. Whether the moisture source is a plumbing repair, a venting fix, or a drainage fix matters more to the total than the square footage of visible mold. Insurance coverage for mold is narrower than for sudden water damage, so the crew's written scope and moisture documentation are what the coverage question hangs on.
