Restoration help in Happy Valley
Happy Valley is the metro's newest big suburb, built out over the last three decades on the slopes of Scouters Mountain and the flat ground below. Two different water problems stack here: drainage that newer hillside construction is supposed to manage, and low spots in the flats where water sits through the season.
The buildings
Mostly newer subdivision homes, many upslope with daylight basements and engineered drainage. When the engineered part works, these houses stay dry; when a footing drain fails or a slope sends water over it, the lower level finds out fast.
The water
Slope runoff through drainage systems that are only as good as their maintenance is the recurring call, along with high groundwater in the flats below. The routine list applies too: supply failures and appliance leaks don't care how new the house is.
The callback
Slope-side or flats, and whether water came through a wall or the floor, are the questions that set the scope. Newer hillside homes get asked about the lower level's exposure first.
Coverage
The Scouters Mountain slope neighborhoods, the newer subdivisions along the ridge, and the flat interior toward Rock Creek and the Clackamas edge.
