Burst pipe cleanup
The metro's burst pipes cluster around the cold events: Gorge outflow pushing freezing east wind into Troutdale, Fairview, and Gresham, and every house with a crawlspace, exterior-wall plumbing, or an uninsulated hose bib is a candidate. The January 2024 ice storm broke pipes by the thousands across the metro. The break itself is a plumber's ten-minute fix; the hours of water that came out of it are the restoration job.
What happens first
Shut off the water main if you can reach it, and kill power to the wet area if the panel is dry. Then send the request. A supply line at pressure dumps a surprising amount of water in an hour, and it goes somewhere: down wall cavities, through the ceiling below, into the crawlspace.
What the work looks like
- Finding how far the water traveled, which is usually farther than the wet spot
- Extraction and structural drying, walls included
- Opening cavities that can't dry in place, so nothing stays wet inside a wall
- Sequencing with the plumber's repair so your wall closes once, not twice
The cost conversation
A supply-line break is the classic sudden-and-accidental loss, which is what homeowner policies are built to cover. What moves the number is how much water came out, how long it ran, and how many materials it touched on the way down. The crew writes the scope with the claim in mind and bills it accordingly.
