Restoration help in Milwaukie
Milwaukie is one of the metro's older cities, pressed between the Willamette and Kellogg Creek with a compact downtown core and postwar neighborhoods spreading east. Water is close by definition here: the river on one side, the creek through the middle, and houses old enough that the plumbing and drainage have been through it before.
The buildings
The core is early-to-midcentury wood-frame on basements and crawlspaces, with newer houses between. Kellogg Creek runs through town and its corridor floods when the season runs long; the low properties near it take the first water.
The water
River-adjacent and creek-adjacent moisture, crawlspace water through the wet months, and the sewer and supply plumbing that comes with houses of this age. Milwaukie calls skew toward groundwater and backups rather than catastrophic pipe breaks.
The callback
Distance to the creek is the detail that matters, plus whether the water rose from below or came from the plumbing. A Kellogg-adjacent crawlspace and a burst line in an upstairs bath are both routine but different.
Coverage
The downtown core, the Kellogg Creek corridor, the neighborhoods east toward Happy Valley, and the Ardenwald and Lewelling edges.
