Restoration help in West Linn
West Linn sits above the junction of the Willamette and Tualatin rivers, mostly hillside, mostly established. The older neighborhoods near the river carry midcentury homes on real foundations; the newer parts climb the slopes with daylight basements and engineered drainage. Slope and river proximity both play.
The buildings
Established neighborhoods on the lower slopes and the river side, newer builds up the hill. Basements and crawlspaces dominate, and the hillside homes take water at the uphill foundation wall when drainage fails.
The water
Slope runoff and footing-drain failures account for most of the recurring calls; the flat low pockets near the river hold seasonal water. Supply and appliance failures fill in the rest on houses that are now mostly forty-plus years old.
The callback
Uphill or riverside, and where the water enters relative to the slope, are the scope-setting questions. A daylight basement taking runoff is a different job from a riverside crawlspace.
Coverage
The Willamette and Sunset neighborhoods, the hillside pockets above the river, the newer builds toward the Tualatin side, and the edges toward Oregon City and Lake Oswego.
